Future masterplanned community over 254 ha of land in Moreton Bay region.
The Pine Valley development area is located in south west Morayfield, generally, west of Oakey Flat Road, south of Williamson Road and Forest Hill Drive and north of Burpengary Creek. The overall Pine Valley structure plan area covers approximately 500 ha and is expected to consist of approximately 4500-5000 Lots. Topography in Pine Valley ranges from a lowest elevation of approximately 22 m in the north east of the site to a highest natural elevation of 88 m toward the south west of the site. The Lendlease masterplan comprises an area of circa 254ha.
PEAKURBAN assisted Lendlease during the acquisition phase and were subsequently engaged to take the lead role in developing infrastructure servicing solutions and lodging and progressing the material change of use application for the development.
We have been working with Council to achieve excellent outcomes regarding environment, stormwater, open space, road hierarchy, centre size and location, noise and dust, and the planning framework . From an engineering perspective PeakUrban have been working with Council and Unity water to establish the servicing requirements for Pine Valley. We are currently working on detailed analysis to confirm preferred infrastructure servicing strategies. These will require extension and augmentation to existing Council, Unitywater and TMR Infrastructure networks. This will include both trunk and non-trunk infrastructure. To ensure that the development and infrastructure solutions are provided without cost burden to the community or Authorities, it is envisaged that Lendlease will enter an Infrastructure Agreement to establish infrastructure delivery obligations.
